Privacy Policy

1. Summary

This is a short summary of how ShowingRecap collects and uses information. Agents create accounts. Clients open a magic link and do not create accounts. This policy uses the same subscription disclosure and the same public contact as the pricing page.

ShowingRecap is a digital showing-tour tool for US residential real estate agents (“Agents”) and the buyers or other invitees they work with (“Clients”). Our Terms of Service also apply.

2. Collection

From Agents we collect name, email address, authentication credentials, an Apple ID subject identifier when Sign in with Apple is used, brokerage name, phone number, headshot, tours, listing content, and subscription status. We do not receive full card numbers.

From Clients on a magic link we collect the first name or label the Agent entered and the feedback the Client submits. A Client does not create an account, and email or phone is not required.

We automatically collect IP address, device and browser type, and server logs. Local storage may keep unsaved ratings on the device. We do not collect precise GPS for advertising.

3. Subscriptions and payments

The monthly plan is a 1-month free trial. The second month is automatically charged at US$6.99 unless cancelled at least 24 hours before the trial ends. The plan then auto-renews. Yearly is US$49.99 billed upfront, with no free trial, and saves 40%. Deleting the app does not cancel. Apple handles the subscription, and cancellation is in Settings → Subscriptions. Paid plans are purchased only through Apple In-App Purchase in the iOS app. The website is not a checkout. Apple processes the Apple ID payment. We receive subscription status, such as the product and expiration, and we do not receive full card numbers. Deleting the app or the ShowingRecap account does not cancel an Apple subscription.

4. Processors

Supabase provides the database, authentication, and photo storage. Vercel provides hosting. Apple provides Sign in with Apple and App Store subscriptions. The U.S. Census Bureau geocodes a listing address. FEMA receives that location only to return a flood-zone indicator for the home. This is not the device’s GPS location. There are no advertising SDKs and no third-party analytics SDKs.

These providers process data on our instructions to run the Service. They are not permitted to use it for their own unrelated advertising. We disclose information when the law requires it, in a business transfer, between an Agent and Client on the same tour, or when you direct us to export a recap.

5. Retention

Magic links expire after a default of 7 days. You can delete your account in Settings or by emailing support@showingrecap.app. We keep account and tour data while the account is active and for a limited backup period afterward.

6. Security

We use HTTPS in transit, unguessable tour tokens, and access controls that limit Agents to their own data. No method of transmission or storage is completely secure.

7. Choices

The service does not sell or share personal information. We do not sell personal information and we do not share it for cross-context behavioral advertising. State privacy rights beyond California include access, deletion, and correction where other US state privacy laws apply. California residents have those same rights under the CCPA/CPRA. Email support@showingrecap.app with the subject “Privacy Request”. We respond in the time the law requires (generally 45 days). You may delete an Agent account in Settings or by emailing support@showingrecap.app.

Email support@showingrecap.app with the subject “Privacy Request”. Clients who want feedback removed may also ask their Agent to delete the tour.

8. Do Not Track

We do not respond to Do Not Track signals because the service does not use advertising or third-party analytics that track you across other companies’ sites.

9. Children

The service does not knowingly collect personal information from children under 13.

10. United States

The service is for the United States and is not aimed at the European Economic Area, the UK, or Switzerland.

If you access the Service from outside the United States, information may be processed in the United States.

11. Not a consumer report or professional advice

Ratings and notes are personal preference records. They are not a home inspection, appraisal, credit report, consumer report, or professional advice.
