Privacy Policy

1. Who we are
This Privacy Policy describes how Wise International LLC, a Wyoming limited liability company doing business as ShowingRecap (“ShowingRecap,” “we,” “us,” or “our”), collects, uses, discloses, and protects information when you use our websites, apps, and related services (the “Service”).
ShowingRecap is a digital showing-tour tool for US residential real estate agents and similar professionals (“Agents”) and the buyers or other invitees they work with (“Clients”). By using the Service, you acknowledge this Policy. Our Terms of Service also apply.
Roles.For Agent account data, we act as a business that determines how that data is processed. For Client ratings and notes collected on an Agent’s tour, the Agent directs the collection in connection with their real-estate relationship; we process that data to provide the Service to the Agent and to display it as the Agent configures. Agents are responsible for providing any notices and obtaining any consents required for their Clients.
2. Information we collect
A. From Agents (account holders)
- Identifiers and account details: name, email address, authentication credentials, or Apple ID subject identifier if you use Sign in with Apple
- Professional profile: brokerage name, phone number, headshot photo, and optional recommendation text shown to Clients
- Tour and listing-related content you create: tour titles, Client first names you enter, property addresses and details, room lists, and notes
- Commercial information: subscription tier and status (payment card data is processed by Apple; we do not receive full card numbers)
- Support communications you send to us
B. From Clients (magic-link users)
Clients do not create accounts and are not required to provide email or phone. We collect only what is provided in connection with a tour:
- The first name (or label) the Agent entered to personalize the tour
- Room scores, quick tags, room notes, property notes, and related feedback
- Device/browser information as described below when a link is opened
C. Automatically collected
- Internet / device information: IP address, browser or app type, device type, approximate location derived from IP, pages or screens viewed, and timestamps (server logs for security and reliability)
- Local storage or similar technologies on your device to cache unsaved ratings while offline or to maintain session continuity
We do not collect precise GPS geolocation for advertising. We do not use third-party advertising cookies or sell personal information for cross-context behavioral advertising. If we add optional product analytics later, we will update this Policy and, where required, provide choices.
3. Notice at collection (California)
At or before the point of collection, we provide this notice for California residents. We collect the categories of personal information described in Section 2 for the business purposes described in Section 4 (provide the Service; security; debugging; auditing; short-term transient use; and quality/improvement that does not include cross-context behavioral advertising).
- We do not sell personal information and do not share it for cross-context behavioral advertising.
- We retain information for as long as reasonably necessary for the purposes in this Policy, including the account/tour lifecycle described in Section 6.

4. How we use information
We use information to:
- Provide, operate, and maintain the Service (including live sync, recaps, PDF export, and authentication)
- Display Agent branding and recommendations to that Agent’s Clients
- Secure the Service (fraud prevention, abuse detection, link integrity)
- Communicate about the Service, support requests, and material Policy or Terms changes
- Improve the product using aggregated or de-identified insights
- Comply with law and enforce our Terms
5. How information is disclosed
We do not sell personal information and do not share personal information for cross-context behavioral advertising as those terms are defined under the California Consumer Privacy Act (CCPA/CPRA). We disclose information only as follows:
- Between Agent and Client on the same tour.Client ratings, tags, and notes are visible to the inviting Agent. The Agent’s name, brokerage, photo, and recommendation may be visible to Clients. Anyone who obtains a tour or recap magic link can view the associated content until the link expires or is revoked. Agents control link distribution.
- Service providers (processors). Vendors that host and operate the Service—currently including Supabase (database and authentication), Vercel (hosting), and Apple (Sign in with Apple and App Store subscriptions)—process data on our instructions to provide their services. They are not permitted to use the data for their own unrelated advertising.
- Legal and safety. We may disclose information if required by law, legal process, or governmental request, or to protect the rights, safety, or property of ShowingRecap, our users, or the public.
- Business transfers. In a merger, acquisition, financing, reorganization, or sale of assets, information may be transferred as part of the transaction, subject to continuing confidentiality commitments consistent with this Policy.
- With your direction. For example, when you export or share a recap PDF outside the Service.
6. Retention and deletion
We retain Agent account and tour data while the account remains active and for a reasonable period afterward for backups, dispute resolution, and legal compliance. Magic links expire automatically (default: 7 days, subject to change). Agents may delete tours or request account deletion by emailing legal@showingrecap.app. Account deletion removes or de-identifies associated Client ratings and notes from active systems, subject to residual backup copies overwritten in the ordinary course and any data we must retain by law. Server logs are kept for a limited security period and then deleted or aggregated.
7. Security
We use industry-standard measures designed to protect information, including HTTPS encryption in transit, unguessable tour tokens, and access controls intended to limit Agents to their own data. No method of transmission or storage is completely secure. You use the Service at your own risk and should keep copies of any information that is critical to you.
If we become aware of a security incident that requires notice under applicable law, we will notify affected users and regulators as required.
8. Your privacy rights
Depending on your location, you may have rights to request access, correction, deletion, or a copy of certain personal information, and to appeal a denied request. To exercise rights, email legal@showingrecap.app. We will verify your request using information associated with your account or tour access and may ask for additional information reasonably necessary to verify identity. You may use an authorized agent where permitted by law; we may require proof of authorization.
California (CCPA/CPRA). California residents have the right to know, delete, and correct personal information, and to not be discriminated against for exercising these rights. Categories we collect are described in Section 2 (and summarized in Section 3) (identifiers; commercial information; internet/device information; professional information; and user content you choose to submit). We do not sell or share personal information as defined by the CCPA/CPRA. We do not use or disclose sensitive personal information for purposes that require a right to limit under CPRA, beyond what is necessary to provide the Service.
Clients who wish to delete feedback may also ask their Agent to delete the tour, because the Agent controls tour lifecycle in the product.
9. Children
The Service is intended for adults. We do not knowingly collect personal information from children under 13 (or under 16 where a higher age is required). Agent accounts require users to be at least 18. If you believe a child has provided information, contact us and we will take appropriate steps to delete it.
10. US-focused service; international users
The Service is designed for use in the United States. If you access it from outside the US, you understand that information may be processed in the United States, where laws may differ from those in your country. We do not currently target the Service to the European Economic Area, UK, or Switzerland as a consumer offering; if that changes, we will update this Policy and implement required mechanisms.
11. Not a consumer report or professional advice
Ratings and notes are personal preference records for the participants’ own reference. They are not a home inspection, appraisal, credit report, consumer report, or professional advice of any kind.
12. Changes to this Policy
We may update this Policy from time to time. We will post the revised Policy with a new effective date and, for material changes, provide additional notice reasonably calculated to inform you. Continued use after the effective date constitutes acceptance where permitted by law. If you do not agree, stop using the Service and request deletion of your account.
